The land value is rising continuously especially in the commercial areas as well as the residential areas of Kerala.  While people with enough financial resources are able to build houses on their own, the middle-income groups are even now residing in the colonies.  The construction of scores of flyovers and other transport infrastructures has now enabled people to move towards suburban areas faster than in earlier times.  Thus, the land values even in the suburbs have now appreciated phenomenally.
 
There are a total of 110 road junctions in the cities of Trivandrum and Kochi together where there is a significant increase in the volume of traffic.  The maximum width of M.G. Road in Kochi is 88 ft.  In the east to west area the road narrows towards east and there is another east-west road having a maximum width of 72 ft.  Many feeder roads meet this road making smooth vehicle movement impossible.  Other roads have a width of between 20 ft and 50 ft. 
 
The residential roads in almost all parts of the state are narrow often having an area between 16 ft and 20 ft. even though they are very busy roads.  Residential degradation is seen in many places and is affecting the health of the people residing in the urban areas.  Now, vertical expansion of Kochi is taking place owing to the paucity of land.  Perceptible changes that have been seen in urban land-use patterns are increasing at the cost of open land.  Increase in population has brought about major changes in land-use patterns.  Thus, Properties in Kerala are now appreciation in value faster than in earlier times.
 
A major increase in land-use for transport and commercial purposes is seen in the prominent cities of the state.  This is also a major factor that has influenced land prices.  Literally speaking, land values have more than doubled in places where commercial and transport activities are more prominent.  With the state poised to get more infrastructure projects, this trend is likely to be more pronounced.
